Down Payments
3 – 5% down – “Primary” Residence Home Loans
10% down –  “Vacation” Home Loans (you are not allowed to rent it out). Available as long as your short sale, foreclosure or bankruptcy is over 2 years old)
15% down –  “Primary” or “Vacation” Home Loans available one-day after your short sale, foreclosure or bankruptcy. i.e. No Seasoning on major derogatory credit events.
15% to 20% down –  “Investment” Home Loans (you are allowed to rent it out)
25% to 35% down – Hard Money available to most buyers as long as you don’t have any major tax liens or judgments that could attach to the title of the property.

Bank Statement Loans are available to those who have good cash flow through their bank accounts but have too many write-offs on their tax returns to qualify for a loan where tax returns are required. Either personal or business statements can be used. Tax Returns are NOT typically required.

 You can even secure a home loan in as little as one day after a short sale, foreclosure, or Bankruptcy.
