Down Payment Assistance/Grants in California for Police, Fire, Teachers, Health Care

Qualifying Occupations in California include:

  • Peace Officers, Sheriff, Border Patrol Agents, Correctional Officers and others serving in a Law Enforcement capacity
  • Medical & Healthcare workers
  • Firefighters, CalFire, Paramedic, and Emergency Medical Technicians (EMTs), including administrative staff that supports firefighters
  • Current members of the California State Teachers Retirement System (CalSTRS) or University of California Retirement Plan (UCRP), employees of a California accredited Private, Charter or Public School District or California State University, Junior College or Private College, including school administration and staff.


  • There is NO first-time buyer requirement although first-time buyers are welcome
  • Very low 30-year fixed rates. The assistance is provided as a gift, that never has to be repaid.
  • Maximum loan amount of $510,400. The purchase price is different than the loan amount and can be higher. (i.e. Purchase price of $550,000 requires a down payment of $39,600 to get to the maximum loan amount of $510,400). Make sense? If not, message me.
  • No income limits on some loans. You can make as much as you want and still get the grant.
  • Minimum credit score is 660 for FHA, and 640 for conventional. Maximum debt ratio is 45%. (Up to 50% for FICOs 680 and higher)
  • One to four unit properties are allowed, depending on the type of first mortgage. Newly constructed or existing homes are eligible.
  • The home buyer must intend to occupy the property as their primary residence.
  • Homebuyer is not required to remain in the home for any period of time after purchase and initial residency
  • Manufactured Homes converted to Real Property are allowed with a 680 middle score.very low
