CONFORMING LOAN LIMITS HAVE INCREASED WHICH WILL ALLOW MANY HOMEOWNERS TO REFINANCE OUT OF HIGHER RATE JUMBOS AND INTO CONFORMING LOANS WITH LOWER RATES….AND GET CASH OUT!!

Fannie Mae and Freddie Mac announced that maximum loan amounts have increased to $625,000 in all areas and $822,375 in some areas such as Orange, Alameda, Contra Costa, Los Angeles, and Marin Counties in California and Eagle and Summit Counties in Colorado.

So…what if your current loan amount is higher than the new maximum loan amounts?? Don’t worry because I can get you a HELOC to make up the difference.

Example:

You live in Orange County and your current loan amount is $1,000,000…so I get you a conforming loan for $822,375 and a HELOC for $177,625 and you are good to go! No more Jumbo rate.

It makes sense to consider refinancing IF:  

1. Your fixed rate is 3.75% or higher and/or you want to get rid of that pesky PMI payment
2. You want cash out to get rid of high interest debt, fix up your house, or just “withdrawal” some equity as a rainy day fund to have a little cushion
3. You have an ARM (adjustable rate mortgage)
4. You want to buy a rental property, RV, or other purchase that will help you enjoy life more
